The Situation: Inherited, Out of State, Overwhelmed
The seller inherited the family home on Sunset Dr from a parent who had lived there for decades — and who had filled it with decades of belongings. The heir lived out of state, had a job and a family, and had no realistic ability to fly back to Bay Area to sort through the home, manage cleanout crews, supervise contractors, or navigate the logistics of a traditional sale. About This Project
This home on Sunset Dr in San Bruno is in a great location — close to SFO, good schools, solid neighborhood. The structure had good bones. What it didn't have was any update since the original build. The kitchen still had the original 1970s yellow cabinetry and linoleum floor in an olive green print that had seen better decades. One bathroom had an orange accent wall and exposed studs from a failed DIY plumbing repair. The main bath was floor-to-ceiling brass fixtures and foggy glass. Every room was packed floor to ceiling with the accumulated belongings of a lifetime.
This wasn't a cosmetic flip. This was a full gut renovation — down to the studs in the wet areas, all systems pulled and replaced, and structural work to raise the roofline and add square footage in the basement level. The result is a home that barely resembles what we purchased, and that's exactly the point.

Scope of Work
This was one of our most involved projects. Here's what it took to get from the before photos to the after:
- Full gut renovation — interior stripped to studs throughout, all walls, ceilings, and flooring removed and rebuilt from scratch
- All systems replaced — new electrical panel and full rewire, new plumbing throughout, new HVAC system, new water heater
- Structural: roof raised — the roofline was raised to create vaulted ceilings in the main living area and kitchen, completely changing the feel of the space and opening up the floor plan
- Structural: basement expanded — added square footage at the lower level, creating a full downstairs living space with a slider to the backyard, wet bar/kitchenette, and en-suite bath with glass-enclosed shower with statement green tile
- Full kitchen remodel — all-new white shaker cabinetry floor to ceiling, quartz island with waterfall edge and seating bar, marble herringbone backsplash, new stainless appliances including range with pro hood, pendant and recessed lighting, exposed beam detail in the vaulted ceiling
- 2 full bathrooms remodeled — primary bath with floating walnut vanity, black matte fixtures, soaking tub with rain shower head, and full white tile surround; downstairs bath with floating vanity, pendant lighting, and glass shower with bold green tile and built-in bench
- New LVP flooring throughout — wide-plank light oak throughout all levels
- New windows throughout — all-new windows on both levels
- New fireplace surround — original fireplace refaced with clean marble tile surround
- Full exterior renovation — new lap siding, new garage doors, new paint, new front door, new deck planking and deck railing, all-new landscaping front and back
- Full interior paint — warm greige palette throughout
- Full cleanout — junk removal, estate cleanout, haul-away of all remaining contents prior to demo
